So keep on reading to find out more about the QLD First Home Owners Grant.
Of course, No1 Property Guide can still help you achieve your homeownership dreams even if you’re not a first home buyer. Darren’s no or low deposit new home system is designed to give first home buyers, those who’ve owned before and investors alike an opportunity to enter the property market. The first step is understanding your factual options by filling in our simple pre-qualification form. From there, one of our New Home Consultants will be in touch to discuss how we can help you.
What is the FHOG?
The FHOG is a state government grant of $15,000 to go towards buying or building your first home. This can go towards your deposit, cover your legal costs and fees, or just be used as an additional payment on the home.
However, there are some important eligibility criteria you’ll need to meet.
Eligibility for the FHOG
The first and most obvious criteria for the FHOG is to be a first home buyer. Having any previous interest or ownership of land, whether it’s through a business, trust, or as a previous homeowner, will mean you aren’t eligible for the grant.
On top of that, there are a few other criteria you need to be aware of:
- The property must be newly built. Or it can be an existing property that is new and hasn’t been sold or lived in as a place of residence before.
- Total value of the home, including land, must be less than $750,000.
- You must be over 18 years old.
- You must be an Australian citizen or Permanent Resident. Some New Zealand nationals with a special category visa may be eligible as well.
- No one on the application has owned a home previously.
- You have not received the First Home Owners Grant previously.
- You must live in the home for the first 12 months after settlement.
- What Fees to Pay When Buying a House
- How Much Deposit Do I Need for an Investment Property?
- How Does a Home Loan Pre-Approval Work?
Luckily, these criteria are fairly simple to meet. Most renters in Qld will be eligible for the FHOG as long as they haven’t owned a home before.
However, even with the First Home Owners Grant, many renters struggle to get approved by traditional banks and lenders. This is due to strict lending policies and deposit requirements. Being eligible for the FHOG isn’t the only criteria banks will use to decide whether they lend to you or not.
At No1 Property Guide, our New Home Consultants have years of experience tailoring our clients’ applications to suit lending policies. In fact, with Darren’s unique pre-qualification system, we’ve had a 95%+ approval rating for our clients across QLD, NSW and VIC.
Filling in our pre-qualification form and discovering your borrowing capacity is your first step. Whether you’re a first home buyer or you’ve owned before, without your borrowing capacity you won’t know what you can afford or what your factual options are. From there, our New Home Consultants can work with you to find the perfect house and land package to meet your needs. And to satisfy the criteria of the FHOG.
How do I apply for the FHOG?
Applying for the First Home Owners Grant QLD is fairly simple. You simply fill out the application form and submit it. Our New Home Consultants can assist you with this process. We’ll ensure everything is filled out correctly and it all goes smoothly.
Can I Apply for Other Grants as Well as the FHOG?
Yes! The FHOG can be used in conjunction with almost every other grant currently available.
As long as you meet the eligibility of all the grants you plan on utilising. Including a substantial stamp duty concession or complete waiver of the fee in some cases. Our team can help you apply and get access to whatever home buyer grants you need to achieve your homeownership dream.
