Finding the perfect block of land is something that can stump any new home buyer. But what is a good size block of land? Does the perfect block exist? At the end of the day, everyone’s perfect block is going to be different, and it comes down to what you’re looking for.
To help you understand what will be best for you, we’ve put together this article going over what to look for in a good size block of land.
Darren Walters, CEO and Founder of No1 Property Guide has more than 20 years of experience in property, finance and lending policies. He understands what goes into finding that amazing block. His experience has helped thousands of renters achieve homeownership with his no or low deposit house and land packages.
The first step is getting pre-qualified. From there, our New Home Consultants will guide you out of the rental nightmare and into your own home.
Does Land Size Matter?
The good news is land size is mostly a personal preference. In fact, your preferred block size is all that really matters. One of the best parts of Darren’s no or low deposit new home system is that we can build your new home on almost any size block. As long as you have the right borrowing capacity.
In fact, the only real factor you need to consider is availability. Many renters dream of owning their large block of land with plenty of backyard for the kids. But with land getting harder to find and more expensive everyday. It’s getting difficult to achieve that dream.
However, if you’re willing to cut down on the backyard a bit, or simply don’t want to have to mow that big lawn, then what you consider a good size block of land might be a lot smaller than someone else!
Your first step, whether you’re after an acreage block or a couple hundred square metres, is to get pre-qualified. Once we’ve assessed your situation we can discuss your factual options and help you discover exactly what your new home might look like.
Home Designs for Every Bock of Land
Like we said before, a good size block of land will come down to personal preference. But, if you have a specific home design you want, then that may determine the block size you need.
An average, 4-bedroom home with a backyard and a double garage will need around 450-500 square metres. And a 10.5m frontage. Of course, this isn’t a hard and fast rule. But it’s a good starting point.
If you’re looking for a larger home, maybe more bedrooms, a larger backyard, or both. Then you’ll need to consider larger blocks or maybe an acreage. Or, if you want to downsize and are happy with only 1 or 2 bedrooms, then a smaller block will probably suffice.
Of course, there’s a middle ground as well! If you want the extra rooms, but don’t want to sacrifice the yard space, then consider a double-storey home. Because you’re building vertically instead of spreading out, you get the benefit of a backyard like a single storey home. But with extra rooms and floor space.
What if I Choose the Wrong Size Block of Land?
The best way to ensure you pick the right size block of land is to let the experts here at No1 Property Guide handle it all for you. We have helped thousands of renters achieve their homeownership dreams over the years. A big component of this is finding the right block of land for our clients.
On the other hand, if you are looking to buy a block yourself and then build on it, you’ll need to thoroughly understand what your requirements are. As well as building restrictions, zoning and any build requirements for the area.
And if you think you’ve made a mistake, your only option when you’ve bought privately is to resell, hope you get your money back, and then try to find another block.
