If you’ve been thinking of building your dream home, then you’ve probably wondered how to design your home. At No1 Property Guide, our no or low deposit system is a unique process that allows renters to become homeowners. Even with next to no savings! But this doesn’t mean you can’t design your new home.
In fact, up until approval, there are plenty of choices you can make that will shape your home to suit you and your family. From internal paint to the entire floorplan, the sky is the limit for your new home. Of course, the most important factor is your borrowing capacity. Without knowing what you can borrow you won’t know what design choices you can make.
So, keep on reading to find out what design choices you get to make with your new home thanks to Darren Walters and the New Home Specialists at No1 Property Guide.
Design Your Home with a Custom Floorplan
The floorplan is generally where most home buyers want to start when designing their new home.
But your first step should actually be getting pre-qualified! Without knowing your borrowing capacity, you won’t know what home design choices you can afford to make or even what suburbs you can look at.
Of course, once you are pre-qualified, you can start to look at your floorplan options in earnest.
Once you secure your block of land, our New Home Specialists will liaise with the builders to pick out floorplans that fit the shape and size of your block. This is where the fun part starts for you.
We will send you a list of possible floorplans and façade options for you to choose from. At a basic level, if you like a floorplan and see a façade that you like, you can simply pick those, and you’re done. However, some façade options will cost you extra, so make sure you see which ones are included in the cost or not before you choose.
But, if you want to design your home and give it some personal touches, then there are options for you as well. Your first option is to modify the provided floorplans. This involves making small changes like rearranging a room or 2 or putting your alfresco area on the other side of the house.
Or, if you want to truly customise and design your home your way, then you can create a custom floorplan. To do this, you can either pick a floorplan and make a series of changes to it. Or simply draw your desired floorplan and our builders will do their best to make it fit with your block.
However, altering or creating a custom floorplan will incur an additional, non-refundable fee. So, only start customising floorplans if you’re sure you want that layout, and your borrowing capacity allows it.
That said, designing your floorplan yourself is a great feeling. And it will make your new home feel even more special knowing you designed it.
Pick your Colour Scheme
Finally, another way you can customise your home is to pick your colour scheme. Whether it’s a nice bright white, some darker blacks, or a mellow blend of blue and green, choosing your own colour scheme sets the tone for your home.
At No1 Property Guide, every client gets to choose the colour scheme of their new home. This means all the internal and external paintwork is your choice!
