What is the FHOG?
The FHOG is a QLD state government grant of $30,000 to go towards buying or building your first home. This can go towards your deposit, cover your legal costs and fees, or just be used as an additional payment on the home.
This was increased from $15,000 as of November 2023. However, this is only applicable for new homes purchased, or build contracts signed, before June 30th 2025. And will revert back down to the $15,000 on the 1st of July 2025.
However, there are some important eligibility criteria you’ll need to meet.
Eligibility for the FHOG
The first and most obvious criteria for the FHOG is to be a first home buyer. If you have owned and lived in a property at all since the 1st of July 2020, you won’t be eligible for the grant. Or if you have owned any residential property at all before 1st of July 2020 you won’t be eligible either.
If you have owned a property after July 2020, but have never lived in it, you may still be eligible for the FHOG. But you will need to be able to provide proof that you have never lived in it for the entirety of the time you have owned it.
On top of that, there are a few other criteria you need to be aware of:
- The property must be newly built, or extensively renovated. It can also be an existing property that is new and hasn’t been sold or lived in as a place of residence before.
- Total value of the home, including land, must be less than $750,000.
- You must be over 18 years old.
- You must be an Australian citizen or Permanent Resident. Some New Zealand nationals with a special category visa may be eligible as well.
- No one on the application has owned a home previously.
- You have not received the First Home Owners Grant previously.
- You must live in the home for the first 12 months after settlement.

Luckily, these criteria are fairly simple to meet. Most renters in Qld will be eligible for the FHOG as long as they haven’t owned a home before.
However, even with the First Home Owners Grant, many renters struggle to get approved by traditional banks and lenders. This is due to strict lending policies and deposit requirements. Being eligible for the FHOG isn’t the only criteria banks will use to decide whether they lend to you or not.

What if don’t qualify for the FHOG?
Don’t worry! There are still a number of options available if you don’t qualify for the FHOG.
If you don’t qualify because the property you are looking to buy is over the $750,000 limit, you may still qualify for stamp duty relief.
How much you will be eligible for will vary based on the property and a few other criteria. But you could potentially save up to $17,350 off your stamp duty concessions if eligible.
If you don’t qualify as you’ve owned property before, then you may be eligible for another government grant or scheme. While most of the first home buyer schemes won’t be available to you, there are other options available for some people, like the Family Home Guarantee.
